House rules for Raadmandshuse

Adopted on 7 May 2018 in accordance with the statutes.

These rules are applicable whether you own, live in, rent, or visit any part of Raadmandshuse!

Music

The use of radios, televisions, music players, musical instruments, and similar equipment must always be considerate of neighbours.

During the late evening and night-time hours, special consideration must be shown, and noise must be kept at a level that does not disturb others' sleep.

On special occasions where noise may continue after 12:00 a.m., you must ensure that your neighbours have agreed to it or, at the very least, have been informed well in advance (days or weeks beforehand).

Courtyard Area

The owners' association has made considerable efforts to create a pleasant environment in the common areas. Everyone is therefore asked to take care of the trees, shrubs, other plants and everything else so that maintenance costs for the green areas can be kept as low as possible.

Drying laundry in the courtyard is not permitted.

Residents are welcome to move tables and benches as needed, but they must be returned to their proper places afterwards, and the area must be left clean and tidy.

When using the shared grills, they must always be supervised by an adult. The grill must be cleaned after use, and the ashes disposed of in the designated containers.

Waste

For health and hygiene reasons, all household waste must be placed in garbage bags.

Plastic, bottles, broken glass, newspapers, cardboard, and other recyclable or bulky items must be taken to the designated recycling containers.

Bulky waste, furniture and building material must not be left on the premises. It must be disposed of legally by taking it to one of the local recycling centres.

Stairs and Stair Cleaning

Bottles (empty or otherwise), footwear, toys, and similar items must not be left on stairs or in stairwells.

This also applies for any kind of trash.

Smoking is not permitted in stairwells.

Balconies

Balconies must be kept reasonably clean and free of clutter, as they are considered emergency exits.

The storage of moving boxes, household appliances, waste, or similar items on balconies is not permitted.

Throwing waste, cigarette butts, or similar items from balconies is strictly prohibited.

Enclosing, screening off, or covering balconies is not permitted.

The use of charcoal grills on balconies is prohibited. Gas grills with small gas cylinders are permitted, provided they do not cause a nuisance to other residents.

Bathroom and Toilet

Out of consideration for other residents, bathing should be avoided between 12:00 a.m. and 6:00 a.m.

To prevent blocked drains, care must be taken regarding what is flushed down sinks and toilets. Diapers, cotton wool, newspapers, and similar items must never be disposed of in the toilet.

Prams, Play Equipment, Bicycles, etc.

Prams, play equipment, bicycles, and similar items must not be left in stairwells, basements, or other areas where they may obstruct or inconvenience others. They must instead be placed in the designated storage areas provided for this purpose.

Cycling and Moped Riding

Bicycles must be parked in the designated bicycle racks.

Riding mopeds or motorcycles within the residential area is not permitted.

A bicycle clearance is carried out once a year to remove abandoned bicycles.

Play and Ball Games

Play and ball games must not take place on stairways, in basements, or near entrances where they may be dangerous or disturb other residents.

It is not permitted to draw or paint on the building's woodwork or masonry, or to damage the property, landscaped areas, or plants in any other way.

It is also prohibited to damage flowerpots or plants in or around the buildings.

Machines and tools

Noisy tools may only be used inside apartments for hanging pictures, curtains, or similar work between 7:00 a.m. and 7:00 p.m.

The same time restrictions apply to washing machines and tumble dryers if their noise disturbs neighbours or other residents.

Antennas / Satellite Dishes

Antennas or satellite dishes may not be installed on balconies, roofs, or elsewhere on the property without prior approval from the board of the owners' association.

Parking

Parking of cars and motorcycles is not permitted anywhere within the Raadmandshuse residential area.

Storage Rooms and Basement Rooms

Storage and basement rooms must be kept locked, even when not in use, and any windows must remain closed.

Petrol or other flammable fuels must not be stored in these rooms.

Ventilation

To prevent dampness and the resulting damage to woodwork, wallpaper, and paint, residents should ensure adequate ventilation by opening windows and doors.

Ideally, rooms should be aired several times a day for approximately 5–10 minutes at a time.

Feeding of Animals

Feeding birds or cats within the residential area is not permitted, as it may attract rats.
